It is important to let your clients know that Cresswind at Lake Lanier Community Association, Inc. is a mandatory membership community with a charter that is enforced. This means authorization is required from the HOA for any modifications/changes to the exterior of the home or lot (front and back) prior to the commencing the work. This includes, but is not limited to, items such as radon mitigation systems, fencing (only certain types available), roofing, tree removal/replacement, window installations, painting, etc. Please keep this in mind if you have any conditions of sale that require an exterior modification. Please contact our community manager for further clarification.

Sign Specifications
- 24” Vertical x 18” Horizontal
- Cresswind logo at top as shown in designated blue
- “For Sale” and Listing Agent font and proportionate size as shown in black letters
- “Agent Name” and “phone number” as shown in black text
- Company logo and phone number interested at bottom in color and font of broker’s specification.
- Sign face to be 1” HDU material with white finish on front, back and all edges and secured by white head crews.
- 4”x4” pressure treated wood with top cover as shown
- Post and cap to be stained medium brown to match signposts installed by developer.
- Post to be installed in post hole with a minimum of 12” and maximum of 18” below grade.
- Sign must be installed in platter bed immediately in front of listed property and not in and sodded part of the yard.
- No directional signage or information boxes of any kind are permitted on or off listed premises.
Association Fees
The 2025 assessment is $4,644.00 per home. This is due in quarterly installments of $1,161.00 due on 1/1/25, 4/1/25, 7/1/25 and 10/1/25.
- Quarterly installments must be paid in full within 15 days of the due date, or a $75 late fee will be applied.
Cresswind at Lake Lanier has a resale fee for each conveyance of a home, which is collected at closing. It is equally to 1/2 years annual assessment or $2,322 for 2025.
There are no special assessments being considered or passed.

Closing Letter/Estoppel Costs and Delivery Timelines

- $325 each. Delivery is by the end of the 5th business day after an order has been placed and paid in full.
- Requests are subject to rush fees if the request is made close to the closing date.
- A $110 rush fee is placed on orders needed 3 business days after the order is placed and paid in full.
- A $150 expedite fee is placed on orders needed 1 business day after the order is placed and paid in full.

- An update needed within 30 days of the original order is free.

- Owners, mortgagees, purchasers, lenders, real estate agents, and attorneys may request a statement of account/owner assessment information for $10 for Georgia Associations subject to the Georgia Condominium or Property Owners Acts. Owner Assessment Information means a statement provided under O.C.G.A. 44-3-109 or 44-3-232 of all sums lawfully assessed by an association against any owner and/or the owner’s Property and that constitutes a lien in favor of the association on the owner’s Property that will be past due and unpaid together with late charges and interest applicable thereto as of the expiration of five business days from the receipt of a request for such information. Owner Assessment Information does not include amounts that may be assessed more than five business days from the receipt of the request for Owner Assessment Information and/or amounts and/or fees that may be charged to a Purchaser.
